Properties in FEMA Special Flood Hazard Areas face mandatory flood insurance requirements on federally-backed mortgages, often costing $1,000-$5,000+ per year. Climate change is expanding flood risk into areas previously considered safe, making FEMA flood zone awareness increasingly important for real estate, insurance, and lending decisions.
The FEMA National Flood Hazard Layer (NFHL) is the official source of flood zone data in the United States. It covers over 22,000 communities with detailed flood zone maps. But the NFHL is a GIS dataset โ using it requires specialized software and data skills. EnrichZip translates it into a simple CSV flag at the ZIP code level.
For real estate market analysis, ZIP-level flood risk data is more useful than property-level data when you're screening dozens of markets rather than evaluating a single address.
