What you can do with this data

Marketing & Advertising

Segment your market by ZIP code demographics โ€” income, age, race, education โ€” to target your ideal customer and build lookalike audiences from your best ZIPs.

Business Site Selection

The Census ACS is the foundation of every site selection model. Income, population density, education, and household characteristics predict consumer spending and workforce quality.

Real Estate & Development

Understand the demographic profile of any market โ€” who lives there, what they earn, whether they own or rent โ€” before committing to a development project.

Academic & Policy Research

The ACS 5-year estimates are the most reliable source of small-area demographic statistics. Our pre-processed ZIP-level file saves hours of Census API work.

About Census ACS data

The Census American Community Survey is the most comprehensive source of demographic, economic, housing, and social data available for small geographies in the United States. Published annually by the Census Bureau, the ACS 5-year estimates cover every ZIP Code Tabulation Area in the country โ€” over 33,000 geographic areas.

Working directly with the Census API is powerful but time-consuming. The API returns data one variable group at a time, uses FIPS codes and table IDs that require documentation to decode, and delivers data in formats that require significant cleaning before they're usable. EnrichZip has already done all of that work.

Our Census ACS dataset includes 40+ columns covering the full range of ACS variables most commonly needed for business, research, and policy applications: population and age distribution, race and ethnicity, income and poverty, educational attainment, housing characteristics (values, rents, vacancy, tenure), and commute patterns (time, mode, work from home).

For marketing and customer analysis, Census demographics are the foundation of market sizing, customer profiling, and audience targeting. Income, age, education, and household characteristics by ZIP code let you identify which markets look like your best existing customers and filter out ZIPs that don't fit your target profile.

For real estate and development, Census data reveals the underlying demand drivers in any market: income growth, population change, household formation rates, and housing cost burden. These long-term fundamentals matter more than short-term price trends for most development decisions.

The Census Bureau releases new ACS 5-year estimates each December. Our dataset is updated annually following each release.

Questions about Census ACS data

What is the Census ACS?

The American Community Survey (ACS) is an ongoing statistical survey conducted by the US Census Bureau. Unlike the decennial Census (every 10 years), the ACS collects data continuously and publishes 1-year and 5-year estimates annually. The 5-year estimates โ€” which we use โ€” average data from 5 years of surveys for each geographic area, producing statistically reliable estimates even for small ZIP codes.

Why use 5-year estimates instead of 1-year?

1-year ACS estimates are only available for areas with populations over 65,000 โ€” which excludes most ZIP codes. The 5-year estimates are available for all ZIP Code Tabulation Areas (ZCTAs), including small and rural ZIP codes. They're more statistically reliable but represent a 5-year average rather than a single year's snapshot.

What year does your Census data cover?

Our current dataset uses the 2024 ACS 5-year estimates (covering survey years 2020-2024), released by the Census Bureau in December 2024. This is the most recent 5-year estimate available.

What is the difference between ZIP codes and ZCTAs?

The Census Bureau doesn't publish data for USPS ZIP codes directly โ€” instead it uses ZIP Code Tabulation Areas (ZCTAs), which are geographic approximations of ZIP codes based on census blocks. Most ZCTAs match their ZIP code closely; differences are most common for PO Box-only ZIP codes, which have no geographic area and therefore no ZCTA.
